How does guaranteed rent work?
Guaranteed rent is an arrangement where Northbridge enters into a management agreement with you and pays you a fixed monthly amount in accordance with that agreement. We then take responsibility for managing the property. Your payment is made regularly regardless of whether the property is occupied at any given time.
How long are your agreements?
Agreement lengths are discussed and agreed on an individual basis depending on the property and your circumstances. We will always explain all terms clearly before any agreement is signed. Every property is assessed individually and we do not offer a one-size-fits-all arrangement.
Who handles property maintenance?
Northbridge coordinates day-to-day maintenance and repairs as part of our management service. We work with trusted contractors and keep you informed of any significant works. The specific scope of maintenance responsibilities is set out in your written agreement.
What happens if the property is vacant?
Under a guaranteed rent arrangement, your agreed payment continues even if the property is not occupied, subject to the terms of your agreement. We manage the process of finding and placing suitable occupants so that you are not directly affected by void periods.
Are there any management fees?
Our fee structure is straightforward and fully explained before you commit to anything. There are no hidden charges. All terms, including any applicable fees, are set out clearly in your written agreement prior to signing.
How quickly can you assess my property?
Once you submit an enquiry, our team will aim to respond within one working day. We will then arrange a property assessment at a time that is convenient for you. The overall assessment timeline can vary depending on the property and location.
Do you operate throughout the UK?
Yes, Northbridge operates on a UK-wide basis. We work with landlords, investors and portfolio owners across the United Kingdom. We consider each property individually and can confirm availability in your specific area when you get in touch.
What types of properties do you consider?
We consider a wide range of properties including houses and flats, HMOs, serviced accommodation, vacant properties and currently tenanted properties. We also work with individual landlords and those with larger portfolios. All properties are assessed on their individual merits and acceptance is subject to assessment, location, condition and agreement terms.
